1. BOOKING AND RESERVATIONS
1.1 Eligibility
You must be at least 21 years of age (or the applicable legal age of majority) to make a reservation. By booking, you represent that you possess the legal authority to enter into a binding agreement.
1.2 Payment Terms
Deposit: A deposit may be required at the time of booking to secure your dates.
Balance: The remaining balance is due prior to arrival, as specified in your booking confirmation email.
Methods: We accept payments via the methods indicated on the Website or agreed upon invoicing platforms.
1.3 Cancellation Policy

2. RENTAL RULES AND GUEST RESPONSIBILITIES

Failure to depart by the check-out time may result in additional fees.
2.2 Occupancy
The maximum number of guests is limited to the number stated in your booking confirmation. Unregistered guests or visitors are not permitted overnight without prior approval from the Owners.
2.3 House Rules
Quiet Hours: Please respect our neighbors. Quiet hours are strictly enforced between 10:00 PM and 7:00 AM.
Smoking: Smoking is strictly prohibited inside the Property. Smoking may be permitted in designated outdoor areas only; butts must be disposed of properly.

You are responsible for any damage to the Property or its contents caused by you or your party during your stay. You agree to allow the Owners to charge your credit card or withhold security deposit funds for repairs or replacements deemed necessary.
3. LIABILITY AND DISCLAIMERS
3.1 Limitation of Liability
Ward and Leilani Bailey, their agents, and employees are not responsible for:
Accidents, injuries, or illness that occurs while on the premises or its facilities.
The loss of personal belongings or valuables of the guest.
Disruptions to utilities (electricity, water, internet) beyond our control.
By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
3.2 Indemnification
You agree to indemnify and hold harmless the Owners from any claims, damages, losses, or expenses (including legal fees) arising out of your breach of these Terms or your use of the Property.
